The Benefits of an Open House Explained

Happy Monday everyone! One thing that I can't stress enough to potential sellers, is the overall benefits of hosting an open house. Now don't get me wrong, open houses are definitely on a case by case basis. For most situations, if a seller has a nice home that they need to generate awareness for, an open house can do wonderful things.

Most proactive buyers will be scanning Zillow.com or their realtors daily email alerts for new listings. These buyers will jump at an opportunity to have an informal tour of a home. In addition, an open house is a great way to capitalize on weekenders visiting from out of town. Weekend vacationers may not be as active with their search, but visiting an open house may spark their desire to buy a home.

Now everyone has been to an open house at one time or another. Most open houses will have snacks and beverages that will help foster the informal nature of the event. In addition, most buyers at an open house feel more relaxed and able to provide honest feedback about a home. The truth is, buyers can be themselves when the seller is not present. This provides the listing agent with an opportunity to gather much needed feedback. For example: "The house is too small for the price", "The house down the street sold for $20,000 less and was much nicer", "The seller should really spruce up the backyard if they want to sell this home". This type of feedback can make or break a sale.

As an agent, you may be dealing with a seller who doesn't want to invest money into re-staining their kitchen cabinets or hiring a painting contractor to throw up a few coats of paint in the living room. If you have been pushing your seller to make these small investments, buyer feedback can be great ammunition for your cause.

On a different note, an open house is a great way to bring a neighborhood together. Look at the picture above. You can see how a simple open house can turn into an awareness generating FIESTA!!

In addition, an open house provides your agent with an excuse to reach out to your neighbors and other property owners in the area.

Kick Ass Central Coast Sales and Pricing Report

I am happy to announce that the median sales price for homes along the Central Coast are continuing to increase month after month! Referencing the CoreLogic sales report for the month of April 2015, multiple cities in San Luis Obispo County have recognized serious increases.

Some of the more notable cities include Arroyo Grande up 15.2% from last year, Atascadero up 17.0%, Avila Beach up 10.5%, Morro Bay up 23.6%, and Cayucos up a WHOPPING 105.4% from last year!!! (Cue the Fireworks). The median sale price for a home in Cayucos April of last year was $532,500 and has jumped to $1,093,500!!! Amazing!!!

Walk Away from the Saleman! It's Time to Work with a Marketing Specialist

The world of real estate has evolved over the last decade. With advances in technology, the way in which buyers and sellers obtain property information has changed drastically. With sites like Realtor.com, Trulia, and Zillow, buyers and sellers are able to take a lot of the "guess work" out of buying and selling a home. With so many changes taking place, why is it then, that many agents in real estate markets across the country have not changed the way in which they market homes for sale? The answer is SALES. Agents and Brokers still act as merely sales people. They rely heavily on the MLS and believe that a sign in your yard and a listing on the MLS is a marketing plan.

The mentality of "real estate is a numbers game" is B.S. and needs to be thrown out with the old MLS book! Agents need to take a more intimate approach to selling real estate by becoming a marketing specialist and not just another sales person. To do so, realtors need to make both an investment of not just time but money! Cast a wider net to capture buyer leads!

San Luis Obispo County is a great example of a market where the MLS is not enough to get a property sold. Most buyers in this market tend to reside outside of the county. In light of this, where are they researching property? On the Internet! So as an agent, cast a wider net! Use digital marketing to your advantage and leverage both the free and fee channels available to you.

It's true that MLS data is fed to sites like Trulia and Zillow. However, you can give your clients property a louder voice by generating awareness through other platforms.

Keep in mind agents and home sellers! A sign in your yard and a listing on the MLS is NOT A MARKETING PLAN!

Kick Ass Pismo Beach Market Analysis for April 2015

Hey there people! Jay Bond here with the 007 Real Estate Group. Today I would like to discuss some market trends and provide all of you potential buyers and sellers with an inside scoop on the Pismo Beach real estate market. You can consider this blog post as an in depth market analysis or a "kick ass" market analysis (as I like to refer to it).

Now as we all know, the market here in Pismo Beach has been holding steady over the last few months. Prices are slowly climbing upward and both buyers and sellers are entering the market with a lot more confidence.

One thing that I would like to point out is that the median number of days homes have been sitting on the market is roughly half of what it was last year. Last year we were seeing homes sit for 90+ days! Now, the median number of days homes are sitting on the market has decreased to 48

So what has changed? Lots! I believe that property values have increased to the point where negotiations between buyer and seller can actually take place.

If you take a look at the graph below you will see that existing home sales have been trending upward over the last few months.

As the months progress, we will continue seeing property values slowly inching in an upward direction. My advice to buyers and sellers? Embrace it! A stabilizing market is what we have all been waiting for!
